AVAILABLE HERE
50 states + DC
A public directory of official-source starting points. No account is required. Directory coverage is not nationwide app support.
Find your state’s sources →LAUNCH FOCUS
Statewide Florida
The planned launch covers Florida statewide. Where a county lookup is unavailable, property details will need manual entry and review.
EXPLORE THE DESIGN
Two perspectives
The homepage’s homeowner and contractor workspaces are fictional demonstrations. They create no account, project, payment or service order.
Try the public demo →One job. A deliberate sequence.
Build the project record
Identify the property and known participants. Review source records, add missing information and confirm who hired whom.
Prepare and review
Review the document, facts, recipients and unresolved questions. The appropriate person completes signing and any required notarization.
See the complete charge
The planned flow presents the total before you authorize an order. Wallet funding and charges are separate from fulfillment and evidence of mailing.
Authorize LG-assisted mailing
For the planned Notice to Owner service, you review the document, recipients and total, fund the wallet, then confirm Send. LG’s operator prints, stuffs and mails it. Self-mail is a separate supported option: prepare the notice, mail it yourself and retain or upload proof.
Follow the evidence
Keep fulfillment stages, postal acceptance, delivery and available return receipts with the job. They are distinct records. Preparing a PDF or placing an order is not evidence of postal acceptance.
Account for the payment chain
Connect known participants to contracts, notices and delivery records. Follow up on outstanding balances and missing releases before closeout. A list of known parties does not prove that no others exist.
Separate services. Clear availability.
Online notarization and electronic recording will have their own availability and quote checks. A mailing order does not automatically notarize or record a document. No example on this website completes these actions or determines legal compliance.
The website and app have different jobs.
This website explains the intended experience and provides official-source links. The separate LienGuardian app has its own account and project workflows. Opening it does not establish that every service described here is active.
